Preventive Maintenance


Regular maintenance provides you peace of mind knowing that your HVAC equipment is running safely, efficiently, and reliably all year long. Four Star Mechanical Solutions offers Maintenance Agreements that will prolong the life of your HVAC equipment and reduce the chances of unexpected breakdowns.

We can assess the current condition of the HVAC systems in your home, and custom design a Preventive Maintenance (PM) program specifically for your needs.

 

Cooling Maintenance Includes:

  • Measure Refrigerant Pressures
  • Test Starting Capabilities – Voltages/Amp
  • Inspect and/or Clean Condenser Coil
  • Inspect Fan Motor & Fan Blades for Wear & Damage (Older Models – Lubricate as Needed)
  • Inspect and/or Tighten Electrical Connections
  • Infrared Inspection (Disconnects & Unit Electrical Connections)
  • Inspect and/or Clean Blower Components  (Older Models – Lubricate as Needed)
  • Inspect and/or Clean Condensate Drains
  • Inspect Compressor & Associated Copper Tubing for Vibration/Friction Damage
  • Measure Temperature Drop
  • Clean Dirt, Leaves, & Debris from Inside Unit
  • Inspect Base Pan for Restricted Drain Openings – Remove Obstructions as Necessary

Gas Heating Maintenance Includes:

  • Inspect and/or Clean Burner Assembly
  • Test and/or Clean Ingniter & Flame Sensor
  • Examine Heat Exchanger
  • Inspect Flue System – Check for Proper Attachment to Furnace, Any Dislocated Sections, & for Signs of Corrosion
  • Test Starting Capabilities – Voltages/Amp
  • Inspect and/or Clean Blower Components  (Older Models – Lubricate as Needed)
  • Measure Temperature Rise
  • Inspect and/or Tighten Electrical Connections
  • Infrared Inspection (Disconnects & Unit Electrical Connections)
  • Check Gas Piping for Leaks
  • Check Gas Pressure (Inlet & Manifold)
  • On Older Models – Lubricate & Adjust Motor/Fan Belt if Needed

Electric Furnace and/or Heat Pump Maintenance Includes:

  • Measure Refrigerant Pressures (Heat Pump)
  • Test Starting Capabilities – Voltages/Amp
  • Inspect Fan Motor & Fan Blades for Wear & Damage (Heat Pump)
  • Inspect and/or Tighten Electrical Connections
  • Infrared Inspection (Disconnects & Unit Electrical Connections)
  • Inspect and/or Clean Blower Components  (Older Models – Lubricate as Needed)
  • Inspect and/or Clean Condensate Drains (Heat Pump)
  • Test Heating Elements
  • Inspect Compressor & Associated Copper Tubing for Vibration/Friction Damage (Heat Pump)
  • Measure Temperature Rise
  • Clean Dirt, Leaves, & Debris from Inside Unit (Heat Pump)
  • Inspect Base Pan for Restricted Drain Openings – Remove Obstructions as Necessary (Heat Pump)

While Your System is Running:

  • Monitor System Starting Characteristics
  • Listen for Abnormal Noise
  • Monitor Air Conditioner and Heat Pump Systems for Correct Refrigerant Charge
  • Measure Outdoor Dry Bulb Temperature
  • Measure Indoor Wet Bulb & Dry Bulb Temperatures
  • Monitor Gas Furnace for Correct Inlet & Manifold Gas Pressures – Make Adjustments as Needed
  • Measure Temperature Drop (Cooling) / Temperature Rise (Heating)
  • Monitor System for Correct Line & Loan Volts/Amps
  • Monitor System Operation Per Manufacturer’s Specifications
  • Provide System Operation Report and Recommend Repairs or Replacement as Necessary
